Kingfisher House is a deeply personal project—designed and built as a home for a family of five. It stands as a practical example of what Billington Projects represents: healthier homes, built with care, without the need for an excessive budget.

Kingfisher Lane challenges the idea that high-performance homes are only for high-end builds. Instead, it shows what’s possible through thoughtful design and the right building approach.

Designed for Climate.

The home is carefully oriented and designed to respond to Northern NSW conditions. Passive principles maintain a comfortable indoor temperature year-round, while cross-ventilation encourages airflow and reduces moisture buildup.

This natural approach helps prevent damp conditions that often lead to mould in the region.

A focus on air quality and low-toxicity living.

Every stage of construction was managed to minimise moisture and contamination—from keeping materials dry during the build to ensuring a clean internal environment before finishes were installed.

Inside the home:

  • Low-toxicity materials and finishes

  • Hempcrete feature wall to regulate humidity

  • Minimalist design to reduce dust and simplify cleaning

Lighting and technology were also carefully considered, with dimmable lighting to support natural sleep rhythms and hardwired ethernet to reduce reliance on Wi-Fi.
